is now accepting resumes for an On Site Manager position at a 17 unit, HUD subsidized Community dedicated to providing rental subsidy to developmentally delayed adults.
Job duties include, but are not limited to:
* Maintain waiting list, notify applicant of unit availability, and determine eligibility, includes interview/screening/verification process and rent/security deposit calculation.
* Prepare/explain lease, lease addendums, and house rules for new tenants and guardians.
* Perform entire annual tenant re-certification process from first notification, interview, verification forms, rent calculation, 30-Day Notice of a Rent Change notification to producing the computerized HUD-50059.
* Perform interim re-certifications when resident situations require a change in certification
* Meet/discuss/resolve/notify and when necessary, issue tenant lease violations.
* Perform unit inspections (move-in/annual/move-out) and follow-up on re-inspections for lease violations.
* Retain resident files with current housing program's documentation.
* Ensure interior/exterior is clean and safe.
* Complete final move-out accounting statement.
* Vendor collection of bids/insurance coverage/IRS W-9; ensure job has been completed.
* Petty cash functions, including reconciliation.
* Rent collection and accounting
* Accounts Payable processing, code billing with G/L account number.
* Prioritize work orders for completion by Maintenance Technician.
* Finalize and make necessary adjustments into Yardi for month end closing.
* Light janitorial-common areas/unit turns
* Supervise Maintenance Technician.
Experience with the HUD Section 8 program and with Yardi software preferred.
Administrative experience with apartment rentals and competent computer skills required.
Must have active driver's license and dependable vehicle.
